We have just bought a 3 bedroom detached house that needs a lot of work and a big extension and have a meeting with our architect tonight to start to draw up the plans for the extension.
One thing we're not settled on is how many bedrooms are "required" for a 5 bedroom house of probably around 200sqm excluding the garage.
As it is just the girlfriend and I living there at the moment we were thinking one bathroom, one ensuite off the master bedroom with shower and a downstairs WC. However a few people have told us that a house of that size really should have two ensuites with an eye on resale.

Certainly if you look at new-build plans from the big developers, there are usually a couple of ensuites and a family bathroom, plus a ground floor toilet.

If I was buying:
Downstairs loo and sink.
Family bathroom.
Master en-suite with loo, sink and shower.
However, there is some sense in having a second decent sized bedroom with an en suite for when your parents come to visit when you have kids etc.
Depends a little on your space requirements though...

Being serious for a second. Large family bathroom upstairs with bath/shower etc.
2x larger bedrooms with en-suite and a small bathroom downstairs with toilet and sink.

5 of course!
Down stairs bog (maybe a shower)
One master bathroom.
2 en-suites. One for you, one for your guests (so they don't need to walk around the house half naked and use the messy kids bathroom)
If you're getting the work done, thats a minimum. If it was already build and there were less, you'd live with it.

I agree 1 family bathroom an onsuite and a downstairs toilet is fine. My sister has just bought a 3 bed house with two family bathrooms and a downstairs loo = much wasted space they could have had another bedroom or study.

Sorry, obviously meant bathrooms!
There isn't space to have an extra shower downstairs. There is a neat little pantry off the current kitchen (which will become the utility room) which lends itself very well to a toilet and WC. I think changing that would add a lot of extra hassle and expense.
Most of our friends live relatively close as do parents so I think additional ensuites would get very little use by us, unless we had loads of kids one day.

I would say an ensuite for a bedroom that will not be permanently occupied is a waste. Most houses that size will be for a family, who will want one en-suite for Mum&Dad, a family bathroom for the sprogs and a wc/shower-room for guests or as an overflow. Making a bathroom accessible only from 1 room discourages its use by others, which is not what you want with multiple kids.
But then I've never understood why en-suites are desirable anyway - lying in bed listening to your other half take a dump never strikes me as a great idea.
Whatever you do, prospective buyers will look at the number of bathrooms, and anyone who discounts a house because one bathroom is not en-suite will be the type of perfectionist tyre-kicker who was never going to buy your house anyway.

We've just bought a new build 3 bed house and have
Downstairs WC
Family Bathroom
En Suite to Master and Spare Room
So 2 showers, a bath and 3 toilets
Thought it was slightly excessive when we first saw it, but having had family over for christmas and had people to stay since you simply can never have too many (well you could but YKWIM)

Going by most new builds then you are looking at about 8 bathrooms
On a more serious note
You get dressed upstairs in the bedrooms
You get undressed upstairs in the bedrooms
The beds are upstairs in the bedrooms
Why does everyone having the washing machine down stairs?
A utlity room upstairs makes huge amount of sense

We have 5 bedrooms with main bathroom, 2 en-suites and a downstairs WC.
We have lots of kids so they all get used, all the time and is very handy. Even if you don't require them, if you have the space to put them in without compromising the other rooms too much, then go ahead because if / when you sell, it will probably be more saleable and may well achieve a higher price, over and above the cost to you.

My OH as claimed the family bathroom as her own, therefore I am not allowed to do No2's in it
I am obviously ensuring that I sneakily do whenever I can
